Why should I consider buying off-plan?

  • Generally, properties are cheaper if they are bought off-plan, than if they are bought ready-built.

  • It follows from this that the property is usually worth more when it is completed than when it is bought off-plan, which represents a premium for the original buyer.

  • The purchaser can make individual changes to the plan of the house if it is bought off-plan.  This is much more expensive and difficult if the house is completed.

  • It may be possible to arrange advantageous credit because of the relationship between the construction company and the bank which is providing the finance.

  • Of course, buying off-plan gives the buyer the opportunity to select the prefered property - ground floor, top floor, and so on.

These are some of the advantages of buying off-plan, and they may not all apply in every case.  However, the reality is that once the building is complete, it is virtually certain that its price will rise.  Therefore, if you are looking for a good return on your investment, it makes absolute sense to consider buying off-plan.
